Few Morningside projects touch as many lives as the five-part development in the heart of downtown suburban Oak Lawn, Illinois, where Morningside developed:
• A five-story, 821-space municipal parking deck
• A Metra train station
• 12,000 square feet of retail space
• The Oak Lawn Children’s Museum, and
• Arbor Court, with 84 luxury condominiums
Generations of families have raised their children in Oak Lawn’s close-knit neighborhoods. That atmosphere, coupled with highway expansions and the desirability of public transit, is attracting new residents and visitors to this Chicago suburb. In 2003, it inspired the city’s leaders to envision a thriving new city center.
METRA STATION AND PARKING DECK
With its Prairie School-influenced architecture, the handsome new Metra station provides a comfortable, functional shelter for daily transit users and contributes an aesthetically pleasing streetscape to all who pass by in downtown Oak Lawn. The project supports the principles of sustainable development by making public transit more accessible and desirable.
Transit users pay just $2 a day to park in the five-story, 821-space municipal parking deck, which also serves patrons to the local retailers and the Oak Lawn Children’s Museum.
RETAIL CENTER AND MUSEUM
The Oak Lawn Children’s Museum makes this development a resource for even the youngest residents of Oak Lawn and its neighboring communities. It is paired with 12,000 square feet of retail, with tenants including Dunkin Donuts, Vino Tinto Wine Bar, White Hen Pantry and Citibank.
MORNINGSIDE’S ROLE
While Morningside Group maintains a professional staff that can manage all elements of its projects, each new endeavor requires a unique structure. Here, Morningside served as construction and project manager for the public components – the Metra station and parking deck -- deftly coordinating all elements of the complex development. Working in concert with the city’s leaders to interpret their visions of a fresh, new downtown, Morningside orchestrated the team of companies handling the complex land acquisition, financing – including federal transit funds – construction, retail leasing and residential sales.
Morningside served as developer and general contractor for the retail space, and for Arbor Court, an 84-residence condominium development.
